Moving Relentlessly Forward
Our Strategy: Where Experience Meets Innovation
Infill acquisitions and development in Global Gateway Markets is our DNA. Leveraging decades of experience investing in high-barrier logistics markets, our strategy seeks to exploit price dislocation, employ operational efficiencies, and find innovative execution solutions to drive attractive risk-adjusted total returns. With offices in Southern California, Dallas-Fort Worth, New Jersey and Atlanta, our regional coverage model allows investment teams to be deeply ingrained in our key markets providing the local insight and relationships necessary to quickly identify and execute on interesting opportunities.
Forward-Looking In-House Development Execution
When we say "vertically integrated”, we mean it. We have a fully integrated in-house development management team to oversee and manage development projects from start to finish. Our team seeks to incorporate innovative design and sustainable development principles to produce a forward-looking product in a space where design has remained relatively static over the past two cycles. This includes meeting LEED specifications, installing EV Charging Stations, mass timber integration, concrete reduction methods, and solar installation where feasible. Our emphasis on building for the future creates more durable assets while also making a positive impact on the environment.
OUR Strategic portfolio construction
BLP targets markets where there is a confluence of population density and trade infrastructure combined with high barriers on new supply to construct a balanced portfolio allocation across income, value-add, and development opportunities. This strategic portfolio construction is weighted towards Global Gateway Markets, with additional exposure to Regional Prime Growth Markets and Logistics Infrastructure Markets designed to generate an attractive risk-adjusted return.
Global Gateway
Critical global trade hubs that hold 41.5% of total U.S. logistics inventory and 21.2% of total U.S. population with significant demand for infill logistics and last-mile delivery.
Regional Prime Growth
Top-ranked U.S. growth markets differentiated by increasing demand due to rapidly expanding employment sectors and high rates of in-migration.
Logistics Infrastructure
Key domestic distribution nodes that are critical for servicing large regional population centers due to their strategic location and infrastructure.
